When four teens decide to hike a well-known trail, they get more than they bargained for when they come across a demented family who wants them to stay in their home as permanent guests.

College student Miranda and her boyfriend Brad set off with their friends Jake and Alicia on a weekend hiking trip along a desolate trail. While stopping at a store in the mountains, they garner the interest of Charlie Walker and his son Ben. Ben is especially intrigued by Miranda. His dad tells him to back off. When the father and son leave, Miranda’s group is gathered out front. Charlie pushes Jake out of his way and nearly starts a fight.

Back at Charlie’s house, his wife Annabelle is mentally challenged. Living in seclusion has made her condition worse so Charlie and Ben “arrange” for guests to come and go, to keep her company. Even though the guests don’t actually speak, Annabelle believes they do and she’s happy, until she gets in an argument with them and asks that they leave. It’s an unusual situation made worse by Charlie’s coddling of her condition.

During the teens’ first night camping, they find an outdoor shelter meant for the activity. While Alicia and Jake only care about drinking and making out, Miranda and Brad have a different type of relationship. They take things much more slowly. After all have been asleep for a while, Jake’s snoring wakes Alicia. She attempts to wake him so he can escort her to the woods to pee. When he fails to awaken, she goes on her own. Things grow eerie around her. Just as she prepares to turn back, someone wraps a string around her throat and chokes the life out of her.

When the others discover Alicia is missing, Jake stays behind to search for her, while Miranda and Brad continue on the trail in hopes of finding someone who can help. Their phones aren’t working this far out. Isolated, Jake becomes an easy target. The killer causes him to topple down a hill. At the bottom, the assailant knocks him out and drags the body off.

Miranda and Brad walk along a dirt road when Charlie’s truck approaches, something covered in the truck bed. Brad is willing to accept their offer for help, but Miranda senses something is off and declines. After walking a while, they come across a secluded house and invite themselves in when no one answers. It turns out to be Charlie’s house. They encounter Annabelle living in the basement with her “guests”, including Alicia and Jake. They are now mannequins. Everything on the outside has been dissolved in acid, then covered with fake skin and features.

Now that that have become trapped, Charlie and Ben hold them prisoners. They let them live initially as real guests for Annabelle, but when they resist, Charlie decides it’s over for them. During a struggle, Brad is pushed back into a vat of acid, where he dissolves before Miranda’s stunned eyes. Miranda flees and hides under a bed while she tries to call her dad for help. The call goes through, but she is found before she can finish. Charlie accidentally kills his wife and son while pursuing Miranda. She battles him one last time and comes out on top.
